Testing the site at Flaxmill Lane, Pinchbeck

Wilsford and Pinchbeck CLTs, both in Lincolnshire, became the latest organisations to secure land for community benefit in perpetuity, as they acquired the freeholds on their first developments in December 2013.

The two CLTs are both developing in partnership with Lincolnshire Rural Housing Association, who will have a 125 year lease of the sites. They in turn are in contract with Westleigh Development Ltd with a start on site scheduled for the new year.

Wilsford CLT bought their site from Lincolnshire County Council for exception site value and in the process acquired the freehold of the Village Hall at nil cost from the County Council. There will be 10x 2- and 3-bed houses built. The scheme has been funded by a combination of Homes & Communities Agency Community-Led grant, a grant from North Kesteven District Council and private borrowing by the Housing Association. The homes will be let at affordable rent to families with a local connection.

Pinchbeck CLT bought their site from Pinchbeck Parish Council. There will be 14x 2- and 3-bed houses built, along with an informal allotment area for the residents. The scheme has been funded by a combination of Homes & Communities Agency Community-Led grant, private borrowing by the Housing Association and the Parish Council accepting a reduced land value. Both CLTs are currently working with their Housing Association partner to determine whether it is viable to add communal biomass heating systems to keep tenants’ heating costs down and reduce dependence on fossil fuels.
